   Emerging Markets No Competition For Stable Spain
Established property markets are unlikely to experience too much competition from emerging hotspots across the globe, according to experts. While up-and-coming destinations such as those in eastern Europe and even further afield such as in Brazil and South Africa have enjoyed increasing interest from potential investors, traditional favourites remain highly appealing.

Indeed, recent research by currency specialist HiFX found that Spain remains the top investment destination for Britons buying property abroad. Savvy buyers should head inland, the firm advised, suggesting less traditional destinations like Ronda - away from coastal developments - could yield better investment returns.

Mark Bodega at the firm advised investors to take a ‘more realistic' approach to the prospects offered by the Spanish property market. He said they should look for existing value in properties rather than attempt to create it artificially.'

Cut through the current hype and think carefully about the property you are buying in order to make the most of the current market conditions,' he advised. ‘

Only certain areas are suffering a slump due to over supply, whilst others still have much to offer.'Hetal Shah, director of Investors Provident, agrees that the Spanish property investment market continues to appeal to buyers. Despite recent reports about a crash in the property sector of Spain, Mr Shah believes there is enough momentum in the market to keep it going.'

I think with the established markets, it's never going to really die down,' he commented. ‘

Even with the recent scare in the Spanish property market, I don't think it's really died down to that degree.' This view is shared by Gerry Bell of GE Money Home Lending. He said: ‘Although new emerging eastern European markets are looked upon as good short-term investment opportunities, we can see that most Brits are looking towards their dream holiday home as a location they can retire to in future years and for ease of living whilst abroad.'

   How to get to Ronda
Ronda lies 60km up a winding mountain road from Marbella in the mountain range known as the Serranía de Ronda.Every day cars drive up from the Costa Del Sol to visit what is one of Andalucia’s top tourist destinations.

If you drive up you should park in the public parking by the bullring or one of the nearby underground car parks as it's easy to walk around the whole town in a short time.

Driving around is fairly impossible.If you arrive by public transport, Ronda's train and bus stations are both in the Mercadillo quarter to the northeast of the bullring.

Trains arrive on Avenida Andalucía, a ten-minute walk or easy bus ride from the centre, and all the bus companies use the terminal close by on Plaza Redondo.

   Why Buy a Property in Spain?
Spain has much to offer the weather weary residents of its northern European neighbours. It’s little wonder over the past 20 years or more, increasing numbers of people have been selling up and moving to a land free of smog, to a land where black ice and fog and days of endless rain are unheard of.

Thousands each year are relocating to this truly cosmopolitan part of the world where one never feels like a foreigner and the sun shines 320 days a year.

Preliminary considerations

The decision to buying a property in Spain is something very personal and it depends on multitude of factors.

It is very important, before jumping in with both feet, to consider seriously what you hope to achieve, and when you hope to achieve it. Don't start looking until you know what you are looking for, and until you are ready to go ahead. A little forward planning will give you a clearer idea of what you want, where you want it, and what you can afford. It will also save you an awful lot of time and wasted effort. Ask yourself the following questions: Where? -What? -When? - Wealth?

Where - Deciding on the location.

It is a good idea to take time to explore the region before deciding to buy. Take a couple of weeks holiday and try and get to know what it's like out of season when the tourists have left.

In July and August the beaches are full, and so are the car parks, wall-to-wall people, hustle and bustle, and its usually very hot. Try it in the winter or spring time and discover what living in Spain is really all about.

Do you want to be in the town, just on the edge of town or away from it all in the countryside?

What - deciding the type of property

Establish as far as possible exactly what you are looking for. Is it a holiday apartment, a detached villa, a link house, a new property or a second hand property? Will you live permanently or will you rent? Do you need a swimming pool? How many bedrooms do you need? Etc. etc.

When - Deciding time scales

If you plan to buy your property within the next six months then now is the time to start looking. If its going to be more than six months, concentrate on finding the best general area rather than seek out individual properties. If you're not ready to buy then don't waste your own and others time by looking until you are.

Wealth - Calculating the budget.

It is pretty obvious you need to know how much you have to spend, and how much you can afford. Whether or not you need to arrange a mortgage. If this is likely to be a requirement then it would be wise to arrange this, at least in principle before you go too far.

It is also worth familiarising yourself with the property market in general as far as you can to get a feel for the prices. £100,000 might buy a nice three-bedroom villa in one region, whilst in another you might need twice that amount for a similar property. Bear in mind also that in your budget you should allow for Taxes, Legal and Notary fees, which can amount to quite a significant figure maybe as much as 8% of the purchase price, depending upon the sale value the property is declared as being worth in the title deeds or Notarised public document known as the escritura.

   Ronda: Some Facts
Ronda is a city in the Spanish province of Málaga. It is located about 100 km from the city of Málaga, within the autonomous community of Andalucía. Its population is 35,512. It is also accessible by rail from Algeciras and from Córdoba.

Ronda is situated in a very mountainous area about 750 m above mean sea level. The Rio Guadalquivir runs through the city, dividing it in two and carving out the steep El Tajo canyon upon which the city is perched. Ronda was first settled by the early Celts, but its Roman and then Moorish rulers are reflected most prominently in its architecture. The forces of Catholic Spain took control of the town in 1485.

Three bridges, Puente Romano (”Roman Bridge”, also known as the Puente San Miguel), Puente Viejo (”Old Bridge”, also known as the Puente Arabe or “Arab Bridge”) and Puente Nuevo (”New Bridge”), span the canyon. The term “nuevo” is a bit of a misnomer, since this bridge was completed in 1793. The Puente Nuevo is the tallest of the bridges, towering 120 meters above the canyon floor, and all three serve as some of the city's most impressive features. Another important site in Ronda is the Plaza de Toros, the oldest bullfighting ring in Spain that is still used, albeit infrequently. It was built in 1784 in the Neoclassical style by the architect José Martin de Aldehuela, who also designed Puente Nuevo. The partially intact baños árabes (”arab baths”) are found below the city and date back to the 13th and 14th centuries. Both Ernest Hemingway and Orson Welles resided in Ronda for many years, and both wrote about its beauty, contributing to its popularity. Hemingway's For Whom the Bell Tolls describes the murder of Nationalist sympathizers early in the Spanish Civil War by being thrown from the cliffs of El Tajo by the Republican forces.

The Spanish Fir (Abies pinsapo) is endemic to the mountains surrounding Ronda.

   Mortgages to Buy a Property
If you are interested in purchasing a property abroad there are usually three options for financing. The first and easiest is to pay cash. Many people either don’t have the cash in hand to do this, or prefer to spread the payments out over a longer period of time with a mortgage. If going this route, you can get a mortgage in your home country based on the equity in your current home or property. An increasing number of foreign purchasers, though, are financing with a mortgage in the country of their purchase.

When obtaining a mortgage in your home country, you only have to worry about the exchange rate at the time of purchase. After the payment to the seller, all your payments will be in your usual currency to a bank located in your country. Depending on the exchange rate at the time of purchase, this can be a great deal for you. Whether or not you choose to do this also depends on the banking system in your country of purchase.

If you want to finance your foreign property with an overseas mortgage, there a few things to be aware of. Many countries have modern banking systems that allow for extended mortgages of anywhere from 20-30 years. You can apply for and obtain a mortgage in these countries, and the process is often fairly straightforward. Some countries still do not have a banking system that can handle mortgages, while some don't allow overseas and long-term mortgages. It is important to check into the situation in a country before beginning the search process so that you will know how best to proceed.

Fluctuating currency rates are the main concern when financing abroad. These rates will affect how much you have to pay in your home currency. If you have to transfer funds regularly from the UK or other European country to a foreign bank, you will have to have your money exchanged into that of the destination currency. If, on the other hand, you are earning income within the country of purchase, such as from rental property, it is easy to keep it in that country and pay the bank directly.

When buying property abroad , making regular payments overseas or other overseas money transactions it is important to receive specialist currency advice. This will allow you to obtain the best foreign currency exchange rates. We all want to make our money go further you do not have to be at the mercy of the money markets or the banks.

Overseas mortgages are a specialised field and it is an area that requires sound independent advice. The overseas buyer has options to make and these are best examined with an independent financial advisor with expertise in the area of overseas property.
